Guest Speaker Janine Speedy was back for an update. This time Plan Change 26 – Housing Choices and Te Papa Spatial Framework.
After the Analysis and Engagement phase, there was a quick sprint through the Design elements to flesh out Scenarios for the Discussion Document. There were lists of what we like (short), what we don’t like (longer) and what we would like to have (v long indeed).
Unwittingly for some, we were taking part in the Stakeholder Engagement that accompanies such a Discussion Document, with a preview of the Housing Choice Plan, with modern looking Duplexes (2 houses touching) and Comprehensive Designed Developments (many houses touching).
There were far too many technical elements for your humble scribe to get down correctly, but all detail is available… https://www.tauranga.govt.nz/council/council-documents/tauranga-city-plan/proposed-plan-changes/plan-change-26-residential-intensification

Sergeant –Chris Dever and his Intrepid travelling
companions are still planning to travel west to the East on 31st March. The Land of the Rising Sun is made up of 6000 islands, nestled on the Pacific Rim of Fire, where it endures Volcanos, Earthquakes and Tsunamis (not to mention Nuclear Disasters). People have lived there for 30,000 years, and of the current population of 127M, only 506 have the Coronavirus, so they should be fine.
Wish us luck he asks….
